What You Should Do When A Pipe Bursts On Your Property

Plumbing issues, particularly burst pipes, account for a significant portion of homeowners’ insurance claims and repair costs. If the mess from a burst pipe isn’t cleaned up properly, it can cause serious damage to your home and your possessions, not to mention your health. If a pipe does burst on your property, it may seem like an uncontrollable situation. However, there are steps you can take to minimize the damage and the hassle.

Stop the Water

This may seem obvious, but when panic ensues you’re likely going to want to look for the source of the water as it’s rushing onto or through your property. The first thing you should do, however, is to find the stop tap on your water main—typically located under the kitchen sink or where the main service pipe connects to your house—and then drain the pipes. You’ll do this by running the cold water on all your faucets, and flushing all your toilets at least once. Shut off your hot water heater and do the same with the hot water in your faucets.

Locate the Broken Pipe

Now is when you can find the source of the problem. Consider where the pipe is located, and be aware that regardless of the damage, a major water pipe will take more time and effort to repair and replace than a single pipe, say, under a kitchen sink. The reason for this is because it holds more water and leads to additional connections. So, if you do find that the damaged pipe is part of your main water line, it’s best to call in a professional. Do-it-yourself projects of this nature can cause more harm than good, and you may find yourself facing costly emergency repairs later.
